Closed $3,550,000We were up against 3 other of the top agents and teams at the beach just to get the listing. Our marketing prompted the sellers to contact us to interview. Surprisingly, we were the only agents to suggest over $3M (backed by a lot of math) and we showed the sellers how we could do it.

Ocean City market snapshot

September 2026 · Latest approved report

As we transition out of the primary summer season here in Ocean City, September 2026 brought a steady landscape to our local real estate market. We saw 81 homes sold during the month, bringing our total to 804 homes sold YTD. Transaction volume was down 12.9% from August 2026. However, the median sale price held firm at $510,000, representing a slight 0.2% increase from the previous month. Properties took a bit longer to find buyers, with the median sold days on market climbing 14.9% from August 2026 to reach 54 days. Interestingly, despite the longer time on market and lower sales volume, the sale-to-list ratio edged up 1 percentage point from August to 98%. Looking at availability, we had 517 active listings on the market as of October 3, 2026, offering buyers a healthy pool of options to consider.

Property intelligence in practice

A parcel is more
than its acreage.

The useful question is not just what one record says. It is how the parcel, improvements, water, access, restrictions and market fit interact—and which answers are confirmed versus still need specialist review.

01
Parcel identity + geometry
02
Site + existing improvements
03
Water, soils + physical conditions
04
Rights, restrictions + regulatory context
05
Market fit + opportunity

The point is synthesis: separate confirmed facts, public-record signals and the questions that still require the right document, agency or specialist.
